Marc DeBord
SVP, LOAN SERVICING & ASSET MANAGEMENT
Marc DeBord joined CSG as Vice President, Asset Management in the Clearwater, FL office. He brings over 10 years of industry experience where he will oversee compliance monitoring and risk assessment functions for the CSG portfolio.

Previously, Marc served as Director, Asset Management for Jones Lang LaSalle Multifamily overseeing a team managing portfolio surveillance, compliance reporting and risk analysis of over $10B in Agency debt for Fannie Mae, Freddie Mac and Life Company loans with a focus on multifamily affordable housing as well as market rate and seniors housing. Marc also worked directly with Borrowers and Lenders on adherence to green financed loan repairs and reporting requirements post-closing. Prior to JLL, Marc held roles with Freddie Mac Multifamily’s Asset Management & Operations team at their corporate headquarters including managing the Seller/Servicer operational performance review process across all business lines, leading client engagement initiatives and surveillance functions including risk analysis and compliance reporting.

Marc graduated from the University of South Florida with a Bachelor of Science degree in Finance. He has completed levels I & II of the Certified Commercial Mortgage Servicer designation with the Mortgage Bankers Association.

Dana Carl
OPERATIONS MANAGER
Mrs. Carl joined CSG as a Loan Servicing Administrator, previoulsy her role at CSG was Accounting Operations Manager with an array of Accounting experience. She graduated with honors in 2017 from Southeastern Oklahoma State University with a Bachelor’s degree in Accounting. She worked with the Choctaw Nation of Oklahoma, a native Indian tribe, focusing government contracting. Dana handles the Accounts Receivables, Accounts Payables and multiple tasks within the Accounting Department. Dana is hoping to complete her fifth year of Accounting in pursuit of her CPA License.

Mary Margaret "Maggie" O'Shea
CONSTRUCTION ASSET MANAGER

Maggie is an experienced financial services professional with extensive expertise in loan servicing, commercial lending, and escrow management. With over a decade of experience across banking and mortgage operations, has consistently delivered accurate, timely, and client-focused solutions for both consumer and commercial loan portfolios. Maggie serves as the Churchill Escrow Manager, where she tracks and ensures timely payments of invoices as well as completes all escrow analysis ensuring sufficiency of escrows.

 

Previously Maggie served as a Commercial Draw Specialist at RCN Capital in South Windsor, CT, managing a pipeline of 40+ loans per month, overseeing title and inspection reports, budgets, draw set up and assisting with borrower inquiries and monthly remittance processes. Prior to that Maggie, served as a Loan Servicing Specialist at North Brookfield Savings Bank, performing quality control on closing documents, processing private mortgage insurance, tracking hazard insurance, and managing investor loan remittances. Earlier roles include Teller operations, mortgage document preparation, and administrative support for executive management, all of which provided a strong foundation in financial operations, compliance, and customer service. Maggie brings a high level of accuracy, analytical skill, and commitment to operational excellence.

Chyenne Lane
COMMERCIAL ESCROW ANALYST

Detail-oriented loan servicing professional primarily responsible for all new loan, warehousing and investor set-ups, as well as administrating monthly billing, collections, and remittance processing. Responsible for maintaining and updating servicing systems to ensure accuracy, compliance, and efficiency across all loan operations. Provides support for construction loan servicing, including posting construction draws and tracking funding and availability throughout the loan lifecycle. Experienced in handling tax and insurance processes, along with preparing and submitting monthly and annual USDA reporting and managing UCC filings. Known for key support, attention to detail, and the ability to assist in a fast-paced financial environment.

Kat Fiamingo
LOAN SERVICING ANALYST

Kat Fiamingo is a dedicated Loan Processor at CSG with a strong academic foundation in finance and economics. Graduating with a Bachelor’s degree in Finance and a minor in Economics from the University of South Florida, Kat has developed a keen analytical mindset and a comprehensive understanding of financial systems.

At CSG, Kat excels in managing and ensuring the accurate and timely distribution of funds. Their role involves meticulous oversight of financial transactions to guarantee that funds are allocated to their intended destinations effectively.

Highly skilled in Excel, Kat continuously seeks to enhance their proficiency through learning new tips and techniques. This commitment to staying current with industry tools and practices enhances their ability to perform complex analyses and streamline processes.

Deborah Jennings
VP, CONSTRUCTION SERVICING

Deborah Jenning- Vice President, License Contractor (TX) and HUD CLA: Ms. Jennings has nearly 30 years of experience in the construction and multifamily housing industries, including more than 20 years as a licensed Texas General Contractor managing all phases of construction projects. Her experience includes a diverse range of developments, including renovations of Wyndham Resort properties in Breckenridge, Colorado.

 

After retiring from general contracting, Ms. Jennings worked as a construction consultant performing project inspections before joining Churchill as a Construction Servicer. Since entering the multifamily affordable housing industry in 2016, she has specialized in the administration of USDA Section 515, RD 538, proprietary construction, and bond-financed affordable housing loans under the Low-Income Housing Tax Credit (LIHTC) program.

 

Ms. Jennings has extensive experience overseeing construction draws, change orders, escrow administration, reserve accounts, and project closeouts for both new construction and rehabilitation developments. She serves as a key liaison with Rural Development (RD), helping resolve complex construction funding and draw issues, and has developed expertise in HUD-insured multifamily construction lending and servicing.

 

Currently, she manages the Churchill construction portfolio, responsible for assignments, guidance, training, troubleshooting across the department in addition to maintaining her own construction portfolio. She is well-versed in HUD/FHA Multifamily Servicing requirements, MAP Guide standards, and construction loan administration best practices.

Linda Carroll
VP, CONSTRUCTION SERVICING
Ms. Carroll serves as CSG’s Vice President, Loan Servicing and brings more than 25 years of mortgage banking experience to the team. She began her career with MMA Financial/The Midland Companies as a Loan Closing Coordinator. Ms. Carroll was responsible for processing monthly construction draws, preparing loan documents for investors and coordinating wire transfers.

During her 20 year tenure with MMA/Midland, Ms. Carroll served as Vice President of the Loan Administration Department and as Vice President/Closing Support Manager. As part of her responsibilities, she developed and implemented loan closing policies, procedures and processing manuals, and met daily deadlines for processing millions of dollars in construction loans and tax credit equity installments.

Theresa Miller
CONSTRUCTION SERVICER

Theresa Miller, Construction Servicer, brings more than 12 years of experience in construction finance, loan servicing, and affordable housing administration. Since beginning her career in construction lending in 1999, she has developed extensive expertise in construction draw administration, project funding, and pre-closing review for multifamily and affordable housing developments.

 

Prior to joining Churchill’s Construction Services Group (CSG), Ms. Miller worked with AmeriNat and First Housing, two leading servicers for the Florida Housing Finance Corporation, where she specialized in affordable housing construction draws and loan administration. She has also held construction finance positions with major banking institutions, overseeing construction loan draws, funding administration, and pre-closing activities.

 

At CSG, Ms. Miller supports the administration of construction loan portfolios, drawing on her extensive experience to ensure accurate draw processing, compliance, and project oversight. She is known for her strong industry knowledge, attention to detail, and commitment to client service. Ms. Miller holds a Bachelor’s degree in Business Management and Administration.

Joey Cappiali

Joey Cappiali is a focused and driven analyst who recently joined the team, bringing a strong academic foundation in finance from the University of Central Florida along with two years of internship experience in real estate at Keller Williams and eXp Realty. His background has provided valuable exposure to real estate operations, financial analysis, and client service.

 

He currently serves as a construction loan analyst, supporting the administration and servicing of construction loan portfolios. In this role, he helps monitor project progress, coordinate loan disbursements, review documentation, and ensure compliance throughout the construction lending process, demonstrating strong attention to detail and analytical skills.
