Alex Holverson, MSRE
VICE PRESIDENT, MIDWEST REGIONAL OFFICER
Alex Holverson is the Vice President, Midwest Regional Officer for Churchill Stateside Group, operating out of Churchill’s Chicago office. Alex is responsible for debt and equity originations on affordable, market-rate, and healthcare properties across the Midwest Region. Alex also serves on the Board of Directors for the Council for Affordable and Rural Housing.
Alex previously served as Production Manager for Churchill and was responsible for the financial modeling of all multifamily debt and equity transactions to prepare them for underwriting and served as liaison to Churchill’s warehouse and private placement sources. While servicing as Production Manager, Alex prepared proposals leading to the successful closing of more than $500M.
Prior to joining CSG in 2014, Mr. Holverson was a commercial property adjuster for a nationally recognized insurance company. Mr. Holverson holds his Master’s in Real Estate from the University of South Florida, and a BS in Finance with an emphasis on Real Estate from the University of Missouri.

Amr Fawzi
SENIOR VICE PRESIDENT, LOAN SERVICING AND ASSET MANAGEMENT
Mr. Fawzi joined CSG as Senior Vice President, Loan Servicing and Asset Management. Mr. Fawzi is responsible for overseeing the servicing and asset management functions, inclusive of the operational and compliance functions for the CSG portfolio.
Mr. Fawzi has more than 25 years of combined commercial and residential real estate experience, with the last 16 years within Fannie Mae’s Multifamily Debt and Equity Asset Management, performing portfolio surveillance on both market rate and multifamily affordable housing transactions.
Mr. Fawzi also has renewable energy experience, setting up Fannie Mae’s Green Program Asset Management, which included Solar installations as well as energy and water efficiency property improvements. The remainder of Mr. Fawzi’s real estate experience was in commercial banks and mortgage entities. Mr. Fawzi also has more than 7 years’ experience in equity fund management and a broad range of capital markets activities at Lazard and EFG-Hermes.
Mr. Fawzi is a member of the Mortgage Bankers Association of America, the Property Inspection Review Task Force and Servicer Council, the Commercial Real Estate Finance Council, the Investor Reporting Committee and the National Multifamily Housing Council.

Anna Parks
DEPUTY CHIEF UNDERWRITER
Anna Parks is the Deputy Chief Underwriter for Churchill Stateside Group, responsible for identifying risk in affordable and market rate multifamily housing debt and equity transactions throughout the United States. Ms. Parks is also responsible for underwriting renewable energy debt transactions for the Renewable Energy Finance Group. Ms. Parks has 30 years of commercial real estate experience including loan servicing, asset management and underwriting and closing multifamily debt and equity transactions totaling approximately $730M, with experience in underwriting secondary market purchases, tax-exempt bonds, taxable loans and affordable loans in the Fannie Mae, Freddie Mac and USDA-RD 538 programs. Ms. Parks has also underwritten almost $50M of solar energy debt transactions.
Prior to joining Churchill Stateside Group, Ms. Parks was employed for 25 years by MMA Financial in various positions within the loan servicing, asset management and underwriting departments, with the last 18 years focused on underwriting and closing multifamily affordable debt transactions.
Ms. Parks graduated Cum Laude from the University of Baltimore with a Bachelor of Science degree in Finance.

Annie Waring
SENIOR UNDERWRITER
Annie Waring is a Senior Underwriter for Churchill Stateside Group. In her role as Senior Underwriter, Ms. Waring underwrites multifamily debt and equity investments for projects across the United States. Annie has 10 years of experience in the financial services industry, including 5 years focused on Middle Market and Large Corporate lending and 5 years focused on Commercial Real Estate. Prior to joining CSG, Annie worked as a Senior Development Analyst for Jamestown on the redevelopment of the Navy Yard Charleston where she was involved in all aspects of the early stages of redevelopment for the large scale, mixed-use project. In her role at Jamestown, Annie gained experience in multifamily development modeling, adaptive reuse projects, and tax credit financing. Earlier in her career, Annie worked as a Portfolio Manager for Howard Bank in Baltimore, MD managing a portfolio of commercial real estate loans and underwriting new loans for a variety of asset types including multifamily. Annie graduated from the University of Denver with a Bachelor of Science degree in Business Administration and Finance. Annie also received a master’s degree in Real Estate Finance from Georgetown University.

Benjamin Pemberton

Benjamin Pemberton joined Churchill Stateside Group as an Analyst and now serves as Underwriter. Mr. Pemberton is responsible for preparing and maintaining underwriting models, as well as assisting with risk analysis of potential debt and equity investments with finance structures utilizing tax credits and various government and conventional loan programs.
Mr. Pemberton graduated from the University of South Florida St. Petersburg with a Bachelor of Science degree in Business Economics and Finance.

Blair Henderson, CPA
ASSISTANT VICE PRESIDENT, SOUTHWEST REGIONAL OFFICER
Blair Henderson is the Southwest Associate Production Officer for Churchill Stateside Group. He is responsible for originating debt and equity solutions for new construction, rehabilitation, acquisition and refinancing of both affordable housing and market rate properties within the Southwest region of the United States.
Blair is also a registered Certified Public Accountant in the State of Florida, where he has over 10 years of Audit experience. He joined Churchill as a consultant and successfully developed and implemented the Internal Audit function across all departments. Blair has extensive professional experience and worked as the Lead Internal Audit Manager for Jabil and previously served as a Board Member of Hillsborough County Internal Auditors Office.
Raised in Clearwater, Florida, Blair attended the University of South Florida where he graduated with his Bachelor of Science in Accounting in 2010.
Blair enjoys spending his free time on his boat with his wife, Sarah, and dog, Chunky, and working on his collection of unique vehicles and motorcycles.

Christina Thornton
VICE PRESIDENT
Mrs. Thornton is a Vice President at CSG and supports the underwriting team through the organization of various due diligence and the processing of transactions through HUD, USDA Section 538 and other lending sources. Chris brings more than 25 years of administrative and loan processing expertise from positions in the institutional and private investment management and commercial real estate finance industries. While with The Midland Companies, she held various positions in underwriting and focused on the loan delivery processes to Fannie Mae, Freddie Mac and other secondary market sources. During that time, Chris participated on a team that managed the packaging and delivery of loans totaling $2.3 billion. Chris’ prior employers also include AEGON USA, Inc., MetLife and Ameriprise Financial.

Christopher Thornton
ASSET MANAGEMENT ASSOCIATE ANALYST
Christopher Thornton joined Churchill Stateside Group as an Asset Management Associate Analyst. He assists in the monitoring and quarterly reporting of the CSG portfolio, with an emphasis on renewable energy.
Mr. Thornton is an Eagle Scout and currently is working on his Associate degree at Saint Petersburg College, with hopes of transferring to USF for his Bachelor degree.

Cristina Crist
TREASURY MANAGER & FINANCIAL SYSTEMS ADMINISTRATOR
Ms Crist comes to CSG as one of our Senior Accountants with more than 20 years experience in Accounting. Cristina handles daily cash movement as well as other day to day functions within the Accounting Department. Her ability to adapt and embrace new technology will be beneficial as we continue to expand the responsibilities of our Accounting Department.
Cristina received her Master in Accounting from the University of South Florida and has been a Florida CPA since 2008.

Dana Carl
COMMERCIAL LOAN SERVICER
Mrs. Carl joined CSG as a Loan Servicing Administrator, previoulsy her role at CSG was Accounting Operations Manager with an array of Accounting experience. She graduated with honors in 2017 from Southeastern Oklahoma State University with a Bachelor’s degree in Accounting. She worked with the Choctaw Nation of Oklahoma, a native Indian tribe, focusing government contracting. Dana handles the Accounts Receivables, Accounts Payables and multiple tasks within the Accounting Department. Dana is hoping to complete her fifth year of Accounting in pursuit of her CPA License.

Daniel Duda

Dan Duda is Senior Vice President, National Director of Originations and Acquisitions. Dan is responsible for overseeing debt and equity origination for both affordable and market rate properties across the United States. Dan previously served CSG as the National Associate Director of Originations and Acquisitions, East Coast Regional Director of Originations and Acquisitions, and as an Underwriter. Throughout his career, Dan has been responsible for originating loan and equity transactions totaling more than $600M.
Prior to joining CSG in 2013, Mr. Duda served as a Financial Analyst at Investors Bank in New York City. He focused primarily on originating and underwriting multifamily, mixed-use, retail, and industrial loans in the Northeast. He holds a Bachelor of Science degree in Finance from East Carolina University. Mr. Duda sits on the Board of the National Housing & Rehabilitation Association (NH&RA) and Rural Multifamily Lenders Council (RMLC) In addition, he is a frequent speaker at many industry events across the country.

David Carr
VICE PRESIDENT, INVESTOR RELATIONS & ASSOCIATE DIRECTOR OF FINANCE AND ACCOUNTING
Mr. Carr has over 25 years’ experience as a senior financial manager focused almost exclusively on tax structured investments. He most recently was a Principal and CFO of Hunter Chase & Company, a real estate private equity company. Mr. Carr had primary responsibility for Hunter Chase’s New Markets Tax Credit Program, where he was responsible for raising and managing $134 Million in NMTC structured investments. Prior to joining Hunter Chase, Mr. Carr was the COO for Key Housing Capital’s (“KHC”) Tax Advantaged Equity Group. Mr. Carr had direct responsibility for syndicating, structuring and negotiating in excess of $1 Billion in Low Income Housing Tax Credit investments. Prior to joining Key, Mr. Carr was a partner at The Boston Financial Group, a national LIHTC syndicator, acting as controller for the Property Management division. Mr. Carr also has held the role of CFO for Eardish Corporation, music based social network located in Studio City, CA. Mr. Carr is a retired CPA, having started his career at Ernst & Whinney, leaving as a Tax Manager. He graduated with honors from the University of Massachusetts, Amherst with Bachelors Degree in Business Administration.

Devin Sanderson
CHIEF OPERATING OFFICER AND EXECUTIVE VICE PRESIDENT
Mr. Sanderson brings a wealth of experience providing financing solutions in both the debt and equity capital markets, including project identification, evaluation, financial modeling and structuring of tax advantaged transactions as well as managing the performance of staff and funds to maximize investor benefits and company profitability.
Mr. Sanderson serves as Chief Operating Officer and Executive Vice President at CSG. As a thought leader in the company, his responsibilities include spearheading new product development initiatives for all available capital sources in the renewable energy, investment tax credit, and corporate financing space. Mr. Sanderson provides the management, leadership and vision necessary to ensure that the company has the proper operational controls, administrative and reporting procedures, and people systems in place to effectively grow the organization and to ensure financial strength and operating efficiency.
In addition to his corporate duties at CSG, Mr. Sanderson leads the Renewable Energy Finance Group and is responsible for the development and financing of over $2 Billion of solar assets throughout the United States. His responsibilities include identifying market trends, strategic investment, and tax credit equity for renewable energy projects through a broad range of financing sources including banks, insurance companies, and non-financial sector investors.
Previously, Mr. Sanderson worked at Churchill Financial and served as Vice President responsible for the origination, analysis, negotiation and placement of Low Income Housing Tax Credit (LIHTC) and renewable energy debt and equity finance investments. He managed many of the day-to-day operations, including overseeing the servicing and asset management of a $100M+ project portfolio, planning and development for Marketing, Finance & Accounting and Technology departments.

Guy Spieler
West Regional Officer

Mr. Spieler is President with over 30 years of municipal bond experience. He will be responsible for underwriting of bonds created through 4% LIHTC projects for Churchill Stateside Securities institutional accounts and for expanding the bond underwriting/trading platform as additional opportunities are presented. At his most recent firm in Chicago, Guy opened an office and started a municipal bond underwriting group that participated in over 400 municipal bond transactions. These municipal bond deals totaled over $5.6 billion in par amount in the most recently completed calendar year. In addition to his underwriting role, Mr. Spieler was also a secondary trader in the municipal bond market working with five institutional salespeople as well as 30 generalists. Previous major firms where Mr. Spieler worked include Lehman Brothers, Banc One and Incapital LLC. Mr. Spieler graduated from the State University of New York at Buffalo and holds B.S. in Business Administration. He currently holds Series 7, 24, 50, 53, 54 and 63 licenses.

Vern Landeck
CHIEF FINANCIAL OFFICER
Vern Landeck is an accomplished Senior Executive, Entrepreneur, and Advisor with more than 30 years of success in the financial services industry., Vern has held leadership positions at KPMG, CFS Continental Foodservice, Hartford Computer Group, TransCapital Corporation, Atlantic Capital Exchange, Inc. (principal), Prime Capital Corporation (NASDAQ), and Capital Life Cycle Inc. With experience as both a financial officer and external advisor to financial services firms, Vern has a broad perspective on strategy and execution.
As a CFO, Vern completed six debt and equity offerings on Wall Street. In 2003, Vern formed Capital Life Cycle Inc., an advisory firm serving both traditional financial services companies and high growth FinTech firms. Vern held the position of President and Managing Director until joining Churchill in March 2020.
At Churchill, Vern is focused on client needs and strives to develop debt and equity capital strategies to aid our customer’s growth and success.
Vern currently services on the board of directors of two independent financial services firms. He holds a FINRA Series 79 license.

Jeff Baird

Jeff Baird joined CSG as an Asset Manager based in Houston, TX.
Jeff spent 5 years at CBRE Multifamily Capital performing asset management and surveillance duties on a portfolio of Fannie Mae and bridge multifamily loans concentrated across the United States. Prior to that, he spent 3 years as a Portfolio Analyst at CBRE Loan Services.
Jeff graduated from Baylor University with Bachelor’s degrees in Finance, Real Estate, and Entrepreneurship.

Joseph Dedek, CPA
SENIOR VICE PRESIDENT, TAX CREDIT FUND MANAGER
Mr. Dedek is a Senior Vice President at CSG and serves as Tax Credit Fund Manager leading the fund management function, responsible for assembling, evaluating, structuring and monitoring Low Income Housing Tax Credit (LIHTC), Historic Tax Credit (HTC) and Renewable Energy Investment Tax Credit (ITC) investment portfolios. Additional responsibilities include the coordination of tax reporting, quarterly and annual investor reporting, annual fund audits and tax returns. Mr. Dedek has over 15 years of experience managing investments in multifamily and commercial real estate portfolios.
Prior to CSG, Mr. Dedek was the divisional chief financial officer with the Credit Suisse Tax Credit Group (CS) responsible for the general financial management and the oversight of the family of CS tax credit funds in excess of $850 million of invested equity. Before joining CS, Mr. Dedek spent seven years with the affordable housing and mezzanine debt and equity divisions of KeyBank Real Estate Capital Private Equity Group as its chief financial officer managing invested equity in excess of $1.3 billion. Mr. Dedek began his career at KPMG departing as a Manager in the audit practice.

Victoria Jones

Earlier in her career she was in charge of acquisitions and finance for a commercial real estate developer and a financial analyst for a national real estate syndicator.

Keith J. Gloeckl (GLEK-el)
CHIEF EXECUTIVE OFFICER
Mr. Gloeckl began his career in the insurance industry with American General Life & Casualty in Pittsburgh, Pennsylvania. In 1974, Mr. Gloeckl formed Burne & Gloeckl Insurance Agency and grew the firm into a successful enterprise, which he sold in 1984. At that time, Mr. Gloeckl accepted a position as a Commercial Mortgage Banker with Midland Mortgage Investment Corporation, a company that originated multifamily construction loans throughout the United States. During the 1980’s the company grew significantly.
In 1988, Mr. Gloeckl and two associates purchased the company and created a group of companies that became known as The Midland Companies. The companies specialized in construction, permanent and equity financing for conventional and affordable multifamily apartment complexes nationwide with an emphasis on tax credit properties. During this time, Mr. Gloeckl served as President and Chief Operating Officer of the organization, which grew to over 150 employees in 7 offices across the country. In addition to Midland’s long standing relationships with large municipal pension funds, Midland became a Fannie Mae DUS Lender and FHA/MAP underwriter which broadened the investment base options for its clients.

Lacey Steele
FHA LOAN PROCESSOR
Ms. Steele is a FHA Loan Processor at CSG. She provides support with the closing of debt and equity transactions involving tax credit investments and multi-family affordable housing. She is responsible for the due diligence, borrower communications, committee presentations and processing governmental applications through USDA Section 538 and other lending sources.
Ms. Steele joined Churchill Stateside Group as an Investment Assistant and quickly proved her value. Her skills allow her to provide dependable support to senior level managers to meet required transaction deadlines.

Ms. Carroll serves as CSG’s Vice President, Loan Servicing and brings more than 25 years of mortgage banking experience to the team. Marc DeBord joined CSG as Vice President, Asset Management in the Clearwater, FL office. He brings over 10 years of industry experience where he will oversee compliance monitoring and risk assessment functions for the CSG portfolio.
Previously, Marc served as Director, Asset Management for Jones Lang LaSalle Multifamily overseeing a team managing portfolio surveillance, compliance reporting and risk analysis of over $10B in Agency debt for Fannie Mae, Freddie Mac and Life Company loans with a focus on multifamily affordable housing as well as market rate and seniors housing. Marc also worked directly with Borrowers and Lenders on adherence to green financed loan repairs and reporting requirements post-closing. Prior to JLL, Marc held roles with Freddie Mac Multifamily’s Asset Management & Operations team at their corporate headquarters including managing the Seller/Servicer operational performance review process across all business lines, leading client engagement initiatives and surveillance functions including risk analysis and compliance reporting.
Marc graduated from the University of South Florida with a Bachelor of Science degree in Finance. He has completed levels I & II of the Certified Commercial Mortgage Servicer designation with the Mortgage Bankers Association.

Michael Spain is Vice President, Southeast Regional Production Officer for Churchill Stateside Group. Mr. Spain is responsible for originating debt and equity solutions for new construction, rehabilitation, acquisition and refinancing of both affordable housing and market rate properties within the eastern region of the United States.
Prior to joining CSG, Michael was an associate attorney for Hamilton, Miller & Birthisel, LLP where he primarily focused on defending maritime and transportation claims. He also practiced in the areas of insurance defense, insurance coverage, property and casualty, workers compensation and wrongful death and personal injury defense.
Michael obtained his Juris Doctor from Florida Coastal School of Law; earning the book award in Trusts & Estates Drafting. During law school, Michael was a member of the Mock Trial team and a legislator for the Student Bar Association. As an advocate, he placed runner-up at the Carolinas Mock Trial Tournament and was a finalist in the Spohrer & Dodd Closing Arguments Competition.

Mike Carollo serves as the Production Analyst on Multifamily Debt & Equity team for Churchill Stateside Group. He is responsible for supporting originators and new deals through detailed analysis and sizing them, as well as facilitating the deal making process into the hands of the underwriters. Mike recently worked as a business analyst for a mid-sized consulting firm where he worked primarily on financial systems in the automotive and insurance sectors. He recently relocated to the Clearwater area from Detroit, Michigan. Mike graduated from the University of Dayton in 2019 with a focus in finance and management information systems. As a new Clearwater resident (and far, far away from the snow), Mike loves spending his time outside. He is an avid golfer and beach goer, and sticks to his roots as a die hard Michigan Wolverine fan.

Mr. Peppert, Vice President, Human Resources for Churchill Stateside Group, is based in the Clearwater, FL. Mr. Peppert is responsible for all operational Human Resources requirements, as well as assessing and establishing policies and procedures to guarantee the company is compliant and incorporating the latest developments and trends. As CSG’s Chief Human Resource Officer, Phil is working to accelerate the company’s transformation through leadership, attracting and developing the best talent and building a culture of engagement and innovation.

Ms. Walton is the Senior Underwriter for Churchill Stateside Group. Ms. Walton has over 28 years of expertise in multifamily housing, including 23 years in underwriting and 5 years in asset management and special assets, with an emphasis on affordable housing. Ms. Walton’s experience includes Fannie Mae, USDA-RD, tax-exempt bonds, LIHTC and historic tax credits. Prior to joining the CMI team in 2014, Ms. Walton was employed by Midland/MMA. During her 21 year tenure at Midland/MMA, Ms. Walton served many roles, including Senior Vice President and Department Manager of Underwriting & Closing, Fannie Mae Chief Underwriter, Credit Officer, and Managing Director of Portfolio Management. Responsibilities included management of 25 professionals responsible for underwriting and closing multifamily debt and equity transactions; development and implementation of company-wide affordable housing credit and underwriting policies; and management of over $1 billion of multifamily debt investments including special assets and dispositions. Ms. Walton graduated with Honors from the University of Florida with a Bachelor of Science degree in Finance.

As a commercial lender he specialized in Mortgage Warehouse and Commercial Real Estate. During 2000, Mr. Santos became the bank’s chief originator for a partnership between Hibernia National Bank and Standard Mortgage of New Orleans focusing on the origination of multifamily loans to be placed in the permanent market through FNMA and conduits.
